FHA home loan changes
The Federal Housing Administration, the arm of the Department of Housing and Urban Development which insures mortgages on millions of home, recently adopted some changes and announced a smattering of proposed changes which have the potential of making it more difficult for struggling Americans to enter the housing market or make a change in housing.

Even though the idea of floating the rate, a practice long used to anticipate lower interest rates, has been greatly hampered by the new Real Estate Settlement and Procedures (RESPA) "improvements" it is still possible for an experience mortgage professional to await a better rate.
Mortgage interest rates are locked when the mortgage officer asks for the lender to temporarily hold aside the amount of the loan for a specific number of days. You may have heard of ten day, thirty day or even forty-five day lock periods. Once the loan is locked there generally is little flexibility in adjusting that rate downward even if the overall rates change

Big news for banks holding unfinished construction
Driving around virtually any area of greater Atlanta you will see homes sitting vacant and uncompleted. Many of these are homes which were foreclosed upon by the construction financing bank prior to being completed. When the lender was approached last year by the typical buyer the only hope they could offer them on such a purchase was a very high down payment loan with repair escrows. Even the banks who owned the properties were reluctant to lend on them even to the most qualified of buyers. According to Kim Courtney, an FHA underwriter with AmericaHomeKey, Inc. and Marietta manager Jesse Kight, that particular lender can now make FHA insured 203k Streamlined loans to buyers wishing to purchase an unfinished property. -- FULL STORY

Everyone has their traditions and I love pecan pie. Myra is a wonderful baker and I carry around the proof.
